1. What is the construction timeline?
We have already started!
Extensive internal demolition and clean-out of over 100,000 square feet of the old Y building commenced in the Fall of 2024 and is ongoing. This initial phase (expected to conclude at approximately the end of May 2025) involved extensive demolition and clean-out of internal structures, asbestos removal, and the painstaking process of sorting and recycling tons of re-useable metals and other building materials. We expect exterior mass demolition of the dilapidated flat-roofed portion of the building to commence during the Summer and Fall of 2025. The full construction project related to the Old Y property will continue through summer 2027.
2. How will pedestrian traffic be impacted?
The Project team has worked hard to create an operational plan that minimizes the impact on traffic for as much as reasonably possible. To that end, the owners have acquired the two neighboring parcels adjacent to the building. They are conducting staging and access for the internal demolition phase, primarily from the commonly owned parking lot, so sidewalks and streets are minimally impacted during this phase. The sidewalks adjacent to the existing building along College Street and South Union Street will be closed for nearly the entire duration of the Project, however. Clearly marked detour signage will be placed at key crossing locations to guide pedestrians safely around the site.
3. How will vehicular traffic and parking be affected?
During the initial demolition phase, only the parking stalls along South Union will be occupied. Once full mobilization occurs in June 2025, all parking stalls along South Union Street, from the intersection of College Street and South Union to the city-owned parking lot north of the site, will be used. The project will also occupy the northern city parking lot, maintaining a one-way exit lane for City Market traffic.
4. What safety and security measures will be in place?
Upon full mobilization, the entire project site will be enclosed with secure fencing, including jersey barriers along vehicular traffic areas. Gates will be locked during off-hours, and the site will be monitored with 24-hour video surveillance. All traffic and pedestrian signage will comply with current City permits. The owner is maintaining random night security patrols as well.
5. What disruptions should neighbors expect during construction?
- Summer/Fall 2025: Expect the most noticeable noise and vibration during demolition and site preparation.
- Fall/Winter 2025 into Spring/Summer 2026: Structural framing (steel and wood) will occur. This phase will be less noisy but involve significant truck traffic.
- Late 2026–Summer 2027: The project will move into finish work and exterior site improvements. Truck traffic will decrease, but construction activity will continue within the fenced site.
