Formerly known as the Dexter Richards & Sons Mill, the historic Newport Woolen Mills has been fully transformed into a vibrant residential community. Completed in the spring of 2025, this extensive renovation project converted the iconic four-story brick structure into 70 high-quality affordable housing units, breathing new life into a cornerstone of Newport’s industrial past.
Originally a bustling textile mill situated along the Sugar River, the building has been thoughtfully restored to balance historical preservation with modern living. While the redevelopment includes upgraded mechanical, plumbing, and electrical systems, great care was taken to retain and showcase original architectural elements such as arched windows, exposed interior beams, and refinished hardwood flooring. These preserved details honor the mill’s 19th-century craftsmanship and maintain the historic character that defines the structure.
The project was partially funded through Federal Historic Rehabilitation Tax Credits and was executed in full compliance with the Secretary of the Interior’s Standards for the Treatment of Historic Properties. Every phase of the renovation prioritized sustainability, preservation, and community impact, resulting in a revitalized landmark that continues to serve the people of Newport for generations to come.
